Transaction Coordination Services

                       Buyer Side

  • Review contract, counter offers, and any amendments

  • Ensure every document is fully executed and compliant with the proper initials, signatures, and dates; send documents to client for additional initials and signatures if needed

  • Ensure proper disclosures are executed and prepare disclosures as needed

  • Ensure your buyer is provided with a copy of all signed documents

  • Upload all disclosures, documents, and reports into online transaction management service (Command, DocuSign, Dotloop, SkySlope, Authentisign, etc.) as they are received or executed throughout the transaction

  • Maintain contact with all parties involved for status updates or outstanding items

  • Ensure that title is in receipt of home warranty invoice, commission instructions, termite report, invoices, and other necessary documents

  • Verify the appraisal has been ordered and follow up on results

  • Keep agent informed of all communication with his or her client, provide status updates, and make sure events or deadlines are calendared for or communicated to agent

  • Schedule appointments (inspections, re-inspections, final walk through, closing, etc.)

  • Coordinate tasks with cooperating agent, title, lender, and client

  • Prepare commission instructions

  • Review purchase agreement, counter offers, and any amendments

  • Ensure every document is fully executed and compliant with the proper initials, signatures, and dates; send documents to client for additional initials and signatures if needed

  • Ensure proper disclosures are executed and prepare disclosures as needed

  • Ensure your seller is provided with a copy of all signed documents

  • Upload all disclosures, documents, and reports into online transaction management service (Command, DocuSign, Dotloop, SkySlope, Authentisign, etc.) as they are received or executed throughout the transaction

  • Ensure earnest money is deposited by buyer and request a receipt

  • Maintain contact with all parties involved for status updates or outstanding items

  • Ensure that title is in receipt of home warranty invoice, commission instructions, termite, invoices, and other necessary documents

  • Verify the appraisal has been ordered and follow up on results
